Define Your Budget and Must-Haves

Make a list of needs versus wants โ€” bedrooms, bathrooms, garage, yard, school catchment, and commute time. Remember to factor in property taxes, condo fees, insurance, and a buffer for ongoing maintenance, not just your mortgage payment.

Start Your Home Search

Browse our current listings and let us know what catches your eye. We'll set up a search that matches your criteria and notify you as soon as new properties hit the market โ€” often before they're widely advertised.

Tour Homes with Your REALTORยฎ

We'll arrange showings, point out things you might miss (foundation issues, renovation quality, layout flow), and help you compare properties objectively rather than just on first impressions.

Make an Offer

Once you find the right home, we'll help you structure a competitive offer based on recent comparable sales, current market conditions, and your priorities โ€” including price, deposit, conditions, and possession date.

Home Inspection & Due Diligence

If your offer includes a home inspection condition, a qualified inspector will assess the property's condition. This is your opportunity to negotiate repairs or price adjustments โ€” or walk away โ€” before you're committed.

Finalize Financing & Conditions

With an accepted offer in hand, you'll finalize your mortgage with your lender, arrange home insurance, and work with a lawyer or notary to handle the legal transfer of title. We'll help keep everything on track and on schedule.

Closing Day & Moving In
